    On Saturday August 13, 2022, Idriss DEBI ITNO amphitheatre of the University of Abomey-Calavi hosted the official launching ceremony of the book ” The regulation of the domestic lease in 70 questions and answers “. A work by Yadèlin Justin Sèglé, Magistrate. Parents, friends, work colleagues and various authorities supported the event.

    ” The regulation of domestic lease in 70 questions and answers “, is a book that extends over 176 pages. Published by the National Library of Benin and prefaced by Onésime Gérard MADODE, Prosecutor at the Supreme Court of Benin, it is divided into four parts and is intended to contribute to the appropriation by the public of the lease rules.

    According to Yadèlin Justin Sèglé, author of the book ” The regulation of domestic lease in 70 questions and answers “, the question of domestic lease interests the common Beninese, whether one is the owner of a rental house, a tenant, a real estate agent or a law professional. Each actor at times asks himself many questions that are only the result of daily experience.

    Questions tenants should ask themselves.

    What are my rights and duties? How and where should I pay the rent so that I won’t be told that I haven’t paid? When I took possession of the lease, I paid a deposit and I try to guarantee a certain amount, but here I am at the end of the lease and the landlord refuses to give me back my deposit. What should I do? The flat I live in is in need of repair. Should I or my landlord insure them?

    The main issues facing the real estate agent.

    What conditions must be met to legally qualify as an estate agent? What formalities must it meet? What if I were given the power to lease a flat as an estate agent?

It aims to contribute to the appropriation by the general public of the norms governing leases for domestic use. It presents these standards in a simplified, accessible and understandable way for anyone who can read”.

    Far from just presenting the standards, Yadèlin Justin Sèglé also emphasised the practical indications of these standards with practical illustrations. “Since there is a need for precautions and advice to be taken by those involved in the issue of domestic tenancy.

    This book avoids wasting the time of legal professionals and is in simple French.

    Médard Hotègni Gandonou is a magistrate. He praised the simplicity of the words used by the author to bring the right information to the public. For him it is a huge sacrifice. Because, he says, combining professional life and authorship is not easy, especially in the judicial environment.

    The ceremony ended with the American auction of several copies of the book ” The regulation of domestic leases in 70 questions and answers “, which was massively bought by the audience.
